Does anyone else have a tenant that seams to enjoy having roaches?
I have a tenant in a SFR, in September she will have been in the house for 8 years, with her 5 kids and brother. When they moved in we didn't have roaches, we happened to be at the property when some of her furniture came off the moving truck and seen roaches coming from a dresser... When asked she says "they were at the storage"... I immediately called for pest service they come out every 60-90 days to treat... When I've asked the tenant she says "oh, no we don't have roaches anymore" I have to require the tech to go inside, the last time he was out he said they were so back they need to fog the house... WTF
Back story... I can't stand bugs or rodents... As a kid my Dad refused to have someone come out to treat our house for roaches, my room was right next to the kitchen and although I never had food in my room I did have roaches. Because of that I ALWAYS have my properties sprayed for all types of pests weather I see anything or not at tenant turns.

Get an inspection report from pest control, if they recommend fogging then she needs it and I’d charge it to her if you know for certain it did not have a bug problem beforehand.

Have pest control inspect and write a report. If it’s the same pest control rep, maybe he can also state that the unit prior to the current residents was pest-free. Send a notice to resident to clean up the home etc (or have your attorney draft it). Evict or non-renew if resident doesn’t comply. Non-renew might be my option.
