Office Rule - team morning property walk with coffee/tea. This way everyone is on the same page. This task doesn’t get dumped on anyone person. And any issues can be addressed at the start of the day. Then we’re also not thrown into emails, meetings and phones. It’s almost like to ease you into the day. Property walks SHOULD be done everyday. Not enough managers get out of their chair and actually walk the property. I’ve had to beg managers before to come and even look at our vacants. So to have that, and it be respected by upper management and owners. It would be nice. . . Perk for residents or even just a perk for staff - onsite childcare/before or afterschool care. Make it discounted as even more of an incentive to rent there. I’m also sure some parents would pay more for the convenience itself but as a parent I recognize how out of control childcare costs are. I’d rather help than hinder. Plus as a parent, do you know how much easier that would be to walk from your unit to the onsite childcare? Or to leave your home and go to work and not have to make stop on the way or out of the way. For the employee, no excuse they can’t come in because they don’t have childcare. Employees can see their children on their breaks, so more work/life balance for the employee. Then it also gives the property more a sense of community. You’re meeting your neighbors, your kids know their neighbors. Then they’ll probably go to the same school and have a friend. Then additional income for the property owners as well. . . I also think it would be cool for those properties that have kitchens and club houses to do a food pantry with unopened, not expired, non perishable goods. That way any families in need going through a hard time, wouldn’t have to worry about food or feeding their families. I thought of this during Covid when we had so many families struggling to even pay rent. But the childcare and food pantry on site is like my dream if I ever have a property of my own that I own and manage.
Residents become muted after 10 seconds of complaining about things we can't control.

You can speak “real” to any 1 resident, once a day. If you don’t use it, it rolls over

Every employee is given a Door Dash account and money is put on it every month by Ownership/Management. It might encourage people to actually have a lunch break …. Or allow the person to have his dinner provided after work.
