I Shopped 4 Property Management Competitors, and Here’s What They are NOT Doing

I shopped 4 property management competitors. Here's what they are NOT doing that they should do. ⬇️

  1. No one is taking advantage of SMS after inquiry. I was called many times but not texted once. And very few have an opt-in to text on the inquiry page. With text being the #1 method of communication, this was unusual.
  2. No one is taking advantage of email automation. Send the text confirmation and then follow up with a more robust email. Email is the perfect place to push the differentiators and include content. Let them know through email.
  3. No one uses video introductions. In a world that runs on video, I also find it odd that more people aren't using video messaging as an excitement tool to help close, retain or communicate with leads.
  4. Low effort to keep inquiries engaged after 48 hours. Its always about the leads, but the lack of ability to nurture prospects with bite-sized content when they are ready to buy is part of the problem.

Multifamily is fun because it's a numbers game, a race against the clock where competition is strong and it's all about supply and demand.

But imagine how much better the ad dollars would perform if you had a refined content and marketing automation plan that was aligned with your sales goals to tie it all together?

It would be a lot better.

While there are many organizations using automation well, including automated texting, I'd say 100% of people who inquire about marketing solutions end up buying them from someone and over 50% of people looking for AI automation solutions conclude they aren't ready. I'd bet many have the ability to text or automate basic email sequences and they just aren't set up. Even outside of multifamily, I don't get a lot of video outreach yet. I agree there should be more focus on tools that improve conversion rate, not just dumping more into lead gen.

Excellent points! Video is king. In a time, where the average prospect consumes video more than any other form of media, it certainly is an opportunity to leverage. Lead nurturing is highly effective when adequately utilized. A marketing strategy should be diverse, consistent and cohesive!
