It's time to consider why professionalism is so serious in an industry where it's frequently associated with being solemn and serious. The Joker in The Dark Knight memorably asked this question, "why so serious?", which serves as a reminder that adding personality to our professional encounters can result in more genuine connections and better outcomes. Here are some reasons why accepting your individuality can revolutionize the corporate w ...

This is the second in a 9-part series of “quick hit” blogs on the quickest way to uncover hidden revenue from leasing based on the presentation Bryan Pierce, Carol Enoch and Donald Davidoff gave at NAA’s 2024 Apartmentalize conference. Last blog, we discussed amenity “holes.” Today, we’ll cover the second in our series of “amenity fails”—missing amenities. Another common mistake we see are missing amenities—either simply some un ...

Has anyone seen a seller rescind stay bonuses for employees that accept offers from the purchaser to stay at the property after the sale?

Guest Insider Anonymous member yes! Absolutely! If they helped get all documents and help with transition, bonuses for all… Didn’t happen, and at Christmas time a year ago.

Guest Insider It’s sad.
But my take from it all, is take care of you and your family. Sometimes you just have to go with your gut, not promises of others. 😞

David Troup I guess it would depend on how it was communicated. If the “bonuses” were severance pay, then I can see not paying them to people whose employment was NOT severed and they continued on with the property.
But if the bonuses were retention bonuses and people had been told they’d receive them if they stayed until the end, they should get them, regardless whether or not they are hired by the new owner.

RealPage versus Appfolio? I want to hear the pros and cons of switching. Our company is exploring options outside of RP and Appfolio has intrigued a couple of our Regionals. Background: we have used RP since the days of the MS-DOS based RentRoll, moved to OneSite in 2010. Approximately 3400 units across about 20 communities, includes 3 senior tax credit, single family homes, multifamily, rehabs and a condo HOA. We use Flex, EliseAI, Rent... Show more

Soliciting Advice- Hello Property Management Associates,
Virtual tours are an incredibly valuable tool, especially for prospects searching for a new home from out of state or for those who prefer the flexibility of not committing to an in-person tour right away.
What tools do your teams use to conduct FaceTime-style virtual tours without requiring leasing agents to disclose their phone numbers? Have you had success with platforms like Google...

Good afternoon everybody, happy Friday! We currently have smart TV’s in our community spaces and fitness centers throughout our portfolio. On these TVs, we often will stream music and branded content. There is a company we’ve worked with in the past called BIM and are looking to cancel our services with them. They mention that we have to have some sort of license agreement in place on all of these TVs in order to stream music. My rebuttal to... Show more

Kalyn Schutz BMI is a Performing Rights Organization (PRO) that "represents" and protects the copyrights of artists - that is the short of it. There are more than one PRO and there are claims from them that you will need more than one license (as in, one from BMI and one from ASCAP because there are overlaps of artists they cover). I had this same dispute a few years back and they are persistent. So it is not like you are streaming from their services like Pandora or YouTube, it is that anything that has copyrights (the works of an artist) must be covered by a license agreement to publicly play/broadcast/have-it-coming-out-of-whatever-device the music and apparently share the royalties with the artists. You playing a radio in your home is considered differently than you playing it in your office - even though we can argue that the radio station has the license to play music over the airwaves. You are likely to have to keep the license in order to publicly use the music at your community. You can do a... Show more

This is Merri Bear. She is a big, beautiful girl. When she stands on her hind feet, she is taller than the door frame.
She lives on my property with her 2 cubs. My new name is GoldieLocks! 😁😁

Guest Insider Pardon my ignorance. I'm just curious. Couldn't a wildlife conservation come in, or a game warden, gather them and relocate them somewhere safe?

Gerry Hunt However bears live all over my mountains. They are not aggressive, when we learn to live WITH THEM. They are safe here. My residents know to not feed them and leave them also.

First in a 9-part series of “quick hit” blogs on the quickest way to uncover hidden revenue from leasing based on the presentation Bryan Pierce, Carol Enoch and Donald Davidoff gave at NAA’s 2024 Apartmentalize conference. In a year with at best anemic rent growth in most markets, operators are under tremendous pressure to find/save every possible dollar. They pay close attention to growing labor costs, implement “back to basics” ...

Every day, they juggle resident needs, maintenance coordination, and countless administrative tasks with remarkable skill and dedication. While showing appreciation through gestures both big and small, the most meaningful way to support these invaluable team members is by empowering them with tools that truly make a difference in their daily operations. This is why implementing a strong resident engagement platform is such a bonus for managers. By streamlining communication and automating routine interactions, you remove a significant burden from managers' plates. Now they can focus their expertise where it matters most – building stronger communities and ensuring your properties run smoothly.Remember: The best way to show appreciation isn't just through rewards, but through solutions that make work life better. When you invest in your managers' success, you invest in your company's future.

Does anyone know of a lease up tracker somewhere in realpage or know how to build one in performance analytics?

Jude Chiy What's a lease up tracker?

Tovah Garnett Jude Chiy it would be a way to track daily, weekly, and monthly leasing activity and compare it to the leasing velocity goals in order to hit our stabilization date. We have it broken down into how many leads, tours, and apps we need weekly to hit this and want to automate our report to pull this data.
