At my property, I have the ability to assign 1 parking space per household and give residents the choice of:

1) Outdoor covered carport

2) Indoor underground garage, with some video surveillance

Both of these choices are controlled access.

The owner wants a little more income and wants to collect an additional rent for residents who choose option 2. I am thinking $15-$25 per month is fair.

It's been a while since I've been on site, but I believe ours were something like $15/month for carport and $50 (or maybe more) for garage. You are definitely selling yourself short!

You should call your comps that have a similar service or amenity and see what your market will allow.
