For LIHTC: Do you require a deposit at time of application? It so, do you forfeit the deposit if the applicant is approved and does not move in?

Yes. We require a $250 holding fee that is applied to the security deposit. It is fully refundable for the first 72 hours once they are applied to an apartment. If they cancel it is not refundable. If denied we refund

Yes, if you apply and I held the apartment off the market for you, the next person that wanted that unit got turned away. You can’t get it back

We require 1/3 of the security deposit within 72 hours of approval. It is non-refundable if they back out.
