My boss has a few properties about 50. We had been using a Leasing Agent and Realtors to show our properties. For some reason we have great difficulty in getting them to contact the prospects and set up appointments. On the rare, where they do set up appointments they do not keep us informed with when appts. are and how the showings went. We are losing a great deal of money due to vacancies. I have even gotten to the point where I am entering in all info for the Leasing Agents as to the preferences etc of prospects, but if they don't keep me informed how can I continue?

There must not be enough money in it for them.

I don't believe money is the issue. They were aware of the commission upfront and said they liked it. Their only job is set up appointments, enter prospect info into system, enter detailed notes from showing..........job complete. The rest is handled by onsite staff. Actually pretty good money for very little work.

I should have elaborated.

Has the real estate market in your area increased? This could be why you are having these problems. From my experience, managing real estate offices for 15 years, hungry Realtors will do "little jobs" to get extra money. But, when they start selling more, they drop the little things, like making $200 referral fee here and there. It's no longer a priority for them. They have their sights on the larger picture. "Work smarter, Not harder."

If you have a way of contacting new agents just coming into the market, you would probably get better results. They are eager to please and make money any way they can to pay those dues!!!!
