I currently use lead 2 lease when responding to future residents. Lately, I have noticed that the email responses are very generic. Can anyone recommend better responses that I could be sending to my future residents?

Do you have a multiple of templates that you can send? Can you embed pictures and floorplans? I usually recommend asking a question to generate a response.

Templates are great but make sure to refresh them every once in a while, in the same way you refresh your website. Have new photos and talk about the benefits as well as the features.

The number one rule though... if there is a phone number call them! Nothing can beat that one on one relationship building!

While I do have a few templated responses, I actually prefer to write each email to feel more tailored to each person. I know not everyone has the time to do this (sometimes, I don't either) but I have found a much larger positive response from the tailor made responses because the person feels you are genuine in your questions to them. If you ever need any examples, let me know and I'd be happy to share some. :)
