I am a property manager at (what I consider) a class D apartment complex. I have been at this particular location for almost a year. Summer of 2014 I had this place leased up to 97% then in August traffic basically stopped until December. A lot of our policies have changed and quite a bit of the tenants have a mentality of "I will do what I want when I want and if you're trying to change that then I will just move out overnight and not tell anyone". They just do not seem to care. I have always been attentive to their needs. I have tried marketing to local grocery stores and convenience stores. Also, we are location in more of a rural area where most people use buses to get to work or wherever they may need to go and going to town may cost them a lot of money. (I think this is also a problem with our traffic. My bosses are not providing me with efficient marketing materials and they basically refuse to update the complex.
How can I get traffic and stable tenants with these obstacles?
