Curious, Has anyone ever hired a third party leasing company to handle a lease up as opposed to onsite property employees? If so, what was your experience and who did you use?

I have use Power Leasing years ago and they were great. They are in Denver but work in other states I believe.

We are currently using Class at our Lease Up. It isn't working out because the contract restricts the Class Rep from doing anything other than tour. Literally, she tours and she is done. This leaves me to handle literally everything else from the tour on. I wouldn't recommend. Feel free to PM me for specifics

Yes. I used someone that has since passed away. Suzanne Pettyjohn. It was an amazing experience. It was in my earlier days and I learned the true importance of follow up. This is where they succeeded where we did not. Lots of evening time follow up calls. And several open houses.

You should check out The Property Partner training. Instead of coming in to lease up and leave, they teach your onsite team the aggressive sales skills needed and shadow lease alongside them.

Hi Aaron- we used Sales Inc.
What we found most helpful was their marketing time spent outside of the community.
It was expensive, but we saw some benefit.
If you can find a great leasing agent and an outside marketer who is confident and local to the community, you can likely re-create this for less money.
