Lately we have had alot of people lease, but they arent showing up on the move in day or they cancel the week before. We have even implemented a holding fee that is due with the application fee. We have called prior to the move in, to follow up but nothing seems to help. Any ideas to make sure the people that do lease, actually mone in?
Oh wow. That rarely happens to me since I collect all fees due, including Security Deposit BEFORE move in. Literally 48 hours after approval. Even if they pre-leased 60 days in advance. I have them sign away stating that they acknowledge that for any reason they cancel after the date, they lose all monies paid.
Is collecting the deposit not common in your market, in favor of a holding fee? I don't think I ever ran into this issue, as we had hundreds of dollars tied up already through their deposit if I'm remembering right...
