We've gotten small gifts and for every apt they lease they get the gift. We put anything from make up, gift cards, wallets, lotions etc

I have a sub question here; My property often has contest for leases. However with the rotating schedule some people often can’t tour their prospects. So Who gets credit for the lease? The agent responsible for getting the details, building a rapport and getting them in the door? Or the agent who showed the apartment because the previous agent was unavailable?

In one specific case a team memeber actually reached out (cold called) to a prospect That was referred by a mutual professional connection and not an advertised website or resident reference. In their conversations the prospect was very interested and said he is going to apply. However because of the prospects tight schedule the first contact agent was not able to tour the apartment and had to have a co worker do the showing.
The prospect applied and leased. Who gets the credit for that lease ?

I would give the leasing credit to the person that did the cold call and brought them in and closed the deal.
