Ideas On How To Lease Up A Newly Constructed Complex?

Hi, There Im new on here.. I am having some troubles leasing up a Newly constructed complex. Thing being Owners did not advertise or get the name out there before opening. I have Facebook & Craigslist ads, some online marketing & have distributed flyers in near by stores. Suggestions? many other platforms I can announce Our units in?

How about a meet and greet with look and lease specials, maybe set up some units (longest vacant) as mini models where they can keep the items,serve food and some giveaways? This event will hopefully create the urgency you need. If budget allows have a DJ from a local radio station attend to broadcast the event. Ask some of your vendors or developer to supply some of the food and prizes. You may need to do this more than once but the sooner the better with the holidays coming. Good luck!

1) what ILS systems are you on?
2) Do you offer referral fees?
3) Do you offer locator fees,
4) Are you visible from the street?
5) Pay for Facebook ads, don’t just do free ads.
6) same for Instagram - pay to advertise
7) What is your demographic? Hold events that appeal to them (younger adults, 55+, etc.)
8) As cheesy as it sounds, get car magnets.
9) Be a part of any local event possible. Farmers markets, booths in the mall
10) Hold a Grand Opening and do a press release and invite
the media. Have a grand prize and silent auction.
11) Partner with a restaurant and pay for appetizers one night and
also provide coasters & glasses if possible.
12) Advertise of bathroom doors (pay for it, don’t just slap a flyer
up there.
13) If you’re going to have the vacancy, give away a year of free
rent during your Grand Opening. 100% is super rare.
14) Pound the pavement. Make sure your brochures are
at every hotel, restaurant, bulletin board, etc.
15) Get promo items that are visible that people will use (reusable shopping bags, beanie hats and gloves if it’s cold
where you’re at.

BIG Banners! Saying you are BRAND NEW!!! If possible, have pics of the interior on the banner - and did I say BIG? Great website for banners: www.color-banner.com - least expensive I've found, but you have to design it yourself...I just go dark background, light lettering, BRAND NEW, the logo, phone number and a BIG PIC of the interior, the kitchen or a well furnished colorful model interior....AND BIG!

Cross market with restaurants, small businesses, nail salons, veterinarians, etc. Hold a joint event with a better known business, say, a PET PARADE or fun run/walk with a great cause. Invite (and pay) the most popular food truck in town for a Friday or Saturday and then put it on EVERY social media site, the local newspaper, etc. Get free marketing by letting the local Business Journal or other local publication know you're new and offer to do a feature story.

Contact your local apartment association and offer to host an event. Coffee & Connections is always a crowd pleaser with yummy food, hot coffee/chocolate, and a small give away. Offer tours during the event and make sure to create a buzzzzzz about the event.
You do need to figure out your target demographic. Use your resident selection criteria and rental rates and see where you need to focus.
Create SMART goals for your community including occupancy levels within a certain amount of time. Do you have an outreach and online marketing budget? You need to know what you can spend before you start hitting the pavement.
