Lease up- HELP!

Hello! I am working a lease up and we are having a difficult time getting traffic in the door and getting the people who do come in to lease. Our pricing is a bit higher than our comps but we include parking (built in cost of $100/mo), Direct TV, internet and valet trash. Many of our comps charge for parking and I am wondering if it may be better to remove the built in cost and offer the parking as an a-la-carte option? Also, if anyone has suggestions for generating traffic it would be appreciated!

If your target demographic includes Millennials, then your bundled Internet and Dish TV offerings may be a problem. Pew Research and others show that Millennials don’t want to buy classic cable or satellite content. They prefer streaming services. And unless your Internet service covers the entire complex and is meaningfully less expensive than the typical carrier price (> $90/mo), that will also be objectionable to that target group.
