There’s the reletting fee which is 85% of their rent. I take back any move-in concessions & nail them with the accelerated rent (all 7 months)… damages and cleaning too of course.
Make a demand for payment upon receipt of their final account statement, and the next day send them to collections.

60 day notice 30 day termination fee. They lose or have to pay back any concession. They also lose their security deposit.

30 days, $1600 buyout fee, any concessions provided. It’s going to Hunter Warfield within about a week of move out if not paid in full.
