Hi all! So I am in need of some help!! As we all know, it’s the slow season, and I have 2 bedrooms sitting, ready for move in. I’m in a growing area in Florida, and we seem to be on par with the market, but I can’t get enough traffic to cover them! So I need some ideas that are creative for specials or ways to market them! I’m currently doing $99app/admin fees and $500 off move in.. Thank you!!

Do daily open houses with raffles if they rent. or what has worked for me you rent that same day and u walk away with a 55 inch tv it only cost us 200.00 it worked we had it on display people went nuts

I like this! Somehow a 55” tv just seems like more value than $200. I guess 5 years ago that’d probably be $700. Good outside the box idea

See if you can get 4 to 6 weeks free. Use weeks on the banner of your website so it seems more. So up to 6 weeks free. Maybe only to 6 weeks on two and 4 weeks for the rest with the look and lease special. 13 - 15 month lease. Call/text/and video everyone to get them in the door.

Facebook marketplace has been a great tool for us! I do Netflix on us for the year(it’s like $240), refer a friend and you each get $500 etc, lots of fun stuff!

Find the major employers in your area and take them snack baskets for their break rooms. Send current residents referral fee/awards. Call comps and if they don’t have 2 bedrooms offer a referral. Pull traffic from 9 months ago and follow up - do they love where they live?

Try doing $50 or $100 off per month for 6 months, and advertise that rate as the published rate to get people's attention. I mean, be very clear about it when showing it that the rate goes up after 6 months, but even a hundred a month for 6 months is less than 1 month empty.

Call FEMA or whoever is assisting with the hurricane relief. They are most likely looking for housing for all the residents who lost their homes. In my dealing with this throughout hurricanes, the organizations will usually pay all fees as well as a full years rent. Contact your local relief organizations also. I do know that the veterans organizations are also a good one.
