A wow fridge in the maintenance room, coupon for an extended lunch, hire a temp to take a little off their plate, buy them breakfast, send them off property for lunch together, let them decorate their golf cart when their favorite team plays (or have the office team decorate for them).
1. Manager handles a night of after hours phone call for them.
2. Surprise them with their favorite drinks/ snacks.
3. Gift card for a nice restaurant
4. Write them a personal thank you. You would be surprised how much this means to a lot of them.
Honestly, maintenance is overworked since COVID, I’ve found the best incentive is time off. I love surprising my team with “All move ins are here, units done - team take off Friday”. I do keep the on call guy and he gets the following Friday. It’s the best way you can keep your team rested, after all - family (which means your team) come first. A well rested team works harder, longer and are more engaged.
What are the challenges your team is struggling to meet goals ? Time days to complete, call backs, incomplete partial fix, turn days to complete, expenses, etc
Then set some monthly and 90 day goals and track results and give out some prizes.
Along the way ask them how the team can meet beat the goals. Give them ownership of the processes and steps leading to success.
If all work orders are closed out with in 24-48 hours at the end of the month the maintenance staff gets a bonus. We have it set based on property size.
I have a great maintenance guy and housekeeper. When they do their job well they get money deposited into their bank account on the 5th and 20th of each month. We also provide them with all the tools and materials they need to do their job, trust their judgement, and schedule their time realistically. When they do well they get praise, when they do exceptionally well, they get a lot of praise. When they underperform they get guidance and the opportunity to try again. If they're unable to do or complete a task, that is my fault, not theirs.
You would be surprised how much simple thank yous go to make a person feel that they are worthy and have done a good job. Managers should do this more often. They should also brag to others how great their team is doing. Lastly, buying lunch and simple cash goes a long way to make the staff feel appreciated.
