Happy Friday Everyone! If you have a resident completely destroy a stove, do you pro-rate a life expectancy (if so, how long?) or charge for full replacement?

We have flat tops and they get destroyed so we prorate it on 10 years and charge for the top to be replaced

Damage should never be prorated. You should charge full replacement

How do y’all handle charges for glass cooktops that are scratched but everything else is working? Our property is 4 years old and we are getting killed on FAS’s for full charges for a cooktop!

Full replacement. The only thing I've seen pro rated is carpet/flooring

Depending on the time but intentional damage, negligence, etc. however anything beyond our seven years it’s really too much given appliances are not that great nowadays. Now we have repeated offenders that tend to damage the same items in which case you would charge them.

I provide the replacement invoice with the deposit accounting. If not for their negligence we would not have needed to incur the expense.

As a renter, I would demand pro rate. If the property replaces appliances every 10 years why should I pay full cost for something prior leasees and future leasees will still also pay for ?

Always charge for full price replacement. I can't see why you wouldn't especially if there was nothing wrong with the existing stove.
