For maintenance on-call, do you start their time from when they leave home or arrive at the community?

I am working on updating our Maintenance On-Call procedures and was hoping someone would like to share with me what you all currently do. Examples: Do you start their time from when they leave home or arrive at the community? What time limits do you put on them responding? Do you have a written policy requiring them to not travel more than an hour from the community they are on-call for the nights/weekend they are on call? etc.... I would LOVE to hear from you. Thank you in advance for sharing.

Time starts from the time they get the call to the time they return home. And we pay mileage to/from the property.

We’re on GeoLocation so they clock in when they get to the property. They are paid an hour of DT there and back in addition to their OC time. They have 5 minutes to respond or else it goes to my phone (big no no). If they can’t make it within an hour they are supposed to call their support tech who when responds and gets the OT so that helps negate the travel limits.

I have confirmed with our lawyer that travel time must be paid and considered time worked towards overtime. We require techs to work within 30 minutes of the property and pay 30 minutes each way travel time. Only time we don’t pay that much is it the calls are closer together than 30 minutes. We require techs to punch when they get to the property and punch when they leave. Travel time is coded so the techs can see it on their paystubs.

1-They get paid 1 hour minimum. So the faster they respond and get there, the better.
2-They must respond within 30 minutes.
3-Must stay within 2 hours of property on call.
4-No drinking while on call.
5- Must call through the answering service so the call is recorded.
6-Must wear their hat/shirt &/or jacket every time they work on property.
And, yes ma’am, they must sign it. It’s part of the application packet they fill out at the beginning.

One hour minimum for each call. Time starts from the time they start driving, walking, etc. until the time they get home. Two different calls could take 10 minutes combined. The technician is paid for minimum of 2 hours, 1 hour per call. We also charge $100 for lockouts. This “emergency” call is not a breakdown of any component of the apartment. The maintenance tech gets $50 for a lockout. We charge the resident once the call is received. If the resident calls back in 5, “I got in touch with my roommate and got in...”, they still get billed. The point is to make us your last call and be sure you really need us. Lastly, we charge our residents $20 if they call us for something that is not an emergency. This has worked so well to help residents realize every little thing is not an emergency, but perhaps an inconvenience. Maintenance men work HARD and they should only be responding to true emergencies.

That is not an exempt position and someone in your HR dept needs to read up on FLSA. If you get hit with a class action lawsuit you could spend a lot in attorney fees.

Absolutely right - how you are paid - hourly vs. salary - has nothing to do with exempt or non-exempt status. Watch this carefully. DOL is loaded for bear on this issue.

$10 on call pay for the days on call + the time they worked. Minimum 1.5 hours to show up (which usually covers travel & working time). Respond/show up within 30 minutes.
