That or they accept the position and never take the drug test or get through the process but flake before starting. It’s been a nightmare and my poor existing staff is so burned out .I do what I can to help but it even getting temps is difficult right now

I left my last job because there was no maintenance team. I got so tired of telling residents “I don’t know when maintenance will be there.”; and the work order was 3-4 weeks old. We only had 1 maintenance tech. What do you do?? I was the APM and had a property manager who refused to answer the phone or return voicemails #Movingon

Yes! Maintenance is almost always underpaid for the value they bring to our assets. And it’s really easy right now to find companies (outside of our industry) throwing money around to get employees
Yep! I’ve had this happen with about 10 techs wishing the last 90 days in my ATL region. We’re competing with the temp agencies right now who are paying upwards of $23 per hour in some cases. And they don’t have to pull on call.
If they don’t give a notice we drop the pay down to minimum wage for the last check we have theme sign this the day they start & it’s through the 90day probation period
You create a pay scale, benefit package and work culture that is attractive to people that are already employed. If you are pulling from the unemployed pool then you’ve already set yourself up for failure. If they were already employed then you need to take a long hard look at your internal culture.
Shoe is on the other foot here now. We went years with a soft labor market. If someone didn’t want the job or like the pay then there is the door because there were plenty of others to fill their shoes. Now you need to attract the talent snd you need to have something lasting to keep them.
YES - it’s crazy. They don’t want to work. The last one (quit this past Tuesday) said “painting is a vendors job” and decided he didn’t want to take on call and we were asking too much of him to do “vendors work”! WTH
This is happening because the owners do not want to pay what the techs are worth. They want them to do a million things yet pay them like a porter. My team is paid 16 to 18 an hour yet they are expected to lay sod, paint apartments etc. Why would they stay?
Our products are helping companies recruit and keep maintenance personnel by allowing them to respond to many after hours emergencies without having to return to the site. Super attractive to those who are called out a lot. You can still pay them the amount you would for a lockout or maintenance call if you choose (especially if passing to the resident for say a lockout call) but not having to go back in person is huge!

As a Maintenance tech, it is often a slap in the face to offered anything under $18.00 and this is till very low pay for a experienced guy, especially if your holding multiple certs. If you do hold epa universal and cpo then I would expect $22+ a hr. Currently looking for a quality job but the companies here are offering garbage pay and wanting all the certs. Sorry I will pass till I get the offer I'm looking for. Only because I know what I bring to the table. Most techs are light bulb changers. Very few can actually diagnose problems. You get a good one and he is taking the place of 5 trades. Not to mention supplying my own tools. Why do five jobs for nothing?, and be on call when you can do one and make $25+ and no on call. I personally like the variety but I'm considering going free lance as a contractor. Not to mention office staff never seem communicate with make maintenance and constantly try to push dates and deadlines. Slow is smooth and smoothies fast. You wouldn't rush a artist. (Within reason). Honestly, Maintenance should have more say in the whole leasing process. Without a maintenance team how can you keep afloat. Also, pls stop posting supervisor positions if you gonna hire in house or even schedule interviews for the position, then switch to a reg tech pos for less pay. No one likes a bait and switch. Sorry but I'll just wait till a real position with real pay comes along. Thanks
First of all - I don't know how you classify your "maintenance/service techs" as such. Most, if not all, the ones whose "work" I've seen are complete idiots. I wonder how they haven't poked themselves in the eye with a screwdriver. If you think you're saving money by hiring an idiot as your "on call maintenance/service tech", the problems you're having are your own doing. Call the local labor unions, see if they have a list of retired members who do repair work, something to keep themselves busy and earn a little side money. They have the work ethic you seem to be begging for and the experience to do it right. AND if you think you can get anyone to be "on call" who isn't a contractor, give me a call I have a bridge for sale.
