In my experience, you can easily track cost of lead by dividing lead source by the number of actual leases obtained. Keep in mind, too, the number of overall leads from that source, too. But some companies feel even if you get ONE lease, it is worth it. And, no, it doesn't matter what class property you have. It only matters if you are paying to advertise with a vendor like the Apartment Guide (RentPath), Craigslist, Apartments.com, for example. I know small organizations that place Bandit signs on the corner and don't pay very much at all, including NOT having a website.
