What are your thoughts on offering a cruise to prospective residents?

What are your thoughts on offering a cruise to prospective residents? Has anyone had any success? Did it increase closing?

I have a client that has high C communities and has pondered offering an all expense paid cruise to prospects.

I think they need to be aware of the fact that, if anything goes wrong with the trip (lodging/transportation/contagious illnesses/accidents/etc., they could sue...

If it is for the right property I think it is a genial idea. First I think you should write something about the property you are trying to lease, like:
1. location (it is close by the ocean, close by the port from where you want to take off with the cruse?) you want to make sure that you are near by the port - these days we are all very busy and taking time to drive somewhere, just to listen to a sell presentation, doesn't sound very appealing;
2. what type of property you have, and for what category of people you are targeting - if your property is a high class property, and your market rent it is higher then the other units around you, if you have the right property that offers more to people that are willing to pay more, then yes, a cruise is a genial idea - "Please come and relax for 1/2 day with us"; "Come and see what living at SAILAWAY apartments feels like", "Do you want to relax when you get Home? Then you need to live in our apartments" Maybe a nice big poster with a girl/guy/ couple relaxing with the feet up and a drink on their hands on a boat deck at sunset and the message - That what renting should feel like" etc etc. If your apartments are like everybody else, and you get the people that are looking for the most affordable place, then you don't need a cruise for that.
3. what cain of cruise are you offering? there will be some expenses that you have to think about, and the longer the cruise the higher the expenses - maybe a 2 - 2 1/2 hours cruise somewhere on the bay will be enough to make you presentation.
Then for this to be successful you have to make sure you have a nice presentation with videos and nice pictures and a guy that really knows to talk and to sell your apartments; in the end if you don't close you will lose a lot of money, or you will be a hefty price for advertising your image and your place.
4. How many leasing agents you will have with you at that time? After the nice presentation is done you will need to talk with each couple/ person on one to one to answer their questions and to "open their eyes more" and to make them say Yes and to sign that lease. Imagine a time-share presentation - after all the talking, then you go on a one-to-one with a sales person to convince you to buy.
So I gess, if you have a high class property and you do short cruises with small groups of people, then probably will work; anyway if you don't try then you will never find out if works or not.
