Yes - absolutely. Hugely important for building brand awareness & the targeting has gotten so precise over the last few years that it's almost. no-brainer. We've made this one of the pillars of our digital strategy, especially on lease-ups.
Great question- I haven’t made the leap. I’ve been hesitant with some of the micro-targeting filters and conflicts with fair housing. Can you blanket a geographical location without specific behavioral or demographic filters?

It works if you use the right platform. Most Geo Fence products are In App only which is not great for resident acquisition. Make sure that you can target Search & Display otherwise its a waste of cash. If your budget is light you are probably better off running the extra budget to Google or Facebook Ads. Both of those channels perform much better
Do you know if it helps/hurts to create multiple criteria for geo fencing, so instead of targeting 1 location, you only ping people who have visited multiple locations in your data set?
Yea you want a minimum of 10 locations/areas of interest if you are in a small market. If you are in a big market you don’t need as many. You can’t over restrict targeting or it won’t work...also make sure you are excluding the rest of the world & every other state. The app traffic & display is rife with bot traffic so you want to make sure you don’t have too wide of a target. To Christines point, make sure you watch user metrics so you can flag bad traffic. Sadly ad networks make it easy to waste Money.
Yes but make sure you’re monitoring your clicks- use google analytics. It will tell you by location and by the number of clicks if your targeting the right area.
