we are starting self-guided tours this friday. how has it gone so far for others? we already have been doing virtual tours and videos. we have the guidelines in place for cleaning after every tour, id verification, securing the unit, etc. what has your experience been so far and feedback from prospects?
People are liking it here in VA. It closes very well- better than video. It seems to be closing better than guided tours, but I think that might be an anomaly caused by our current conditions and a bit of human error in logging them- it’s a new process. Plus people looking now are motivated to move. The companies who promote products for it say it closes the same as guided tours.
I offer tours now, but I tell them that all parties must wear a mask, and that we must always obey social distancing guidelines. It’s been good so far.
6-hour window to schedule in, only one per hour so unit can be cleaned after each one, must be scheduled at least 24 hours in advance with a 2-hour prior confirmation, validated ID via checkpoint prior, already completed virtual tour, anticipated leaseholders only, must wear masks at all times on site, max 20 minutes per tour
Christi don’t you think that’s a little overkill? If all parties are wearing a mask, why clean the apartment after each tour? If they’re touching the surfaces then maybe wipe them down with a Clorox wipe. I’m available all day at anytime, and I let prospective residents know that they must wear masks and follow social distancing guidelines.
The idea of self-guided tours is a very bad one—it can show the owners that they may not need us. Also, we need to stop acting like this is Ebola. A certain level of prudence and caution is obviously warranted, but let’s not make it impossible for prospects to tour our properties.
What also might help would be to prequalify them over the phone—I do that.
Tony Leon our client is actually wholly supportive of these criteria and the last thing they think is that we are not needed. it is actually quite the opposite! we are 98% occupied, 99.5% leased with a 90-day trend of 96.5%. these parameters are management determined and I support them wholly. we have already scheduled one self-guide tour for tomorriw (officially starts tomorrow too) so it does not seem to be as problematic as you may think. as a policy we do not ever prequalify over the phone. we do not want to give the impression that someone would not be welcome to see our community or apply whether they qualify or not at the time. all are welcome to try. they are provided the criteria and it is their choice to do what they wish. we have lots of people moving from over 40 miles away and having the virtual tour first can be helpful in the prospect deciding if they want to make the drive to see in-person
other management companies are also cleaning after each tour because while they may be wearing masks, they are jot 100% and you cannot be sure the last time they washed their hands.
Have you thought about creating a series of "Points of Interest" and using an audio tour you can email and listen to while they do a "Self-guided Tour". Much like the museums.
