I'm a new investor looking for my first multi-unit apartment with 6-10 units in the SW Pa or OH area.

My target range is $250-$500k, with a cap rate of 10-12%

What's the best way to find off market properties for investment?

What tips would you give a newbie looking for the first investment?

I would find a good real estate agent that has some experience with multifamily homes.
