I walk my on notice units at least 2 weeks prior to move out and order and compile punch/parts list. Make sure all is in stock including paint, we're ready to roll!!
We actually advertise them on our website with a move in date. If they want it they take possession when we say but that’s only been since our Covid markets 2 plus years.
Sometimes you are in a situation where someone is moving early, but hold on to the apartment just because they can. I try to let them know that if they do intend to move out early, they may receive a refund of the month they paid when the new resident moves in. If it's even partial, it's something. Obviously, we can't charge double rent. It's a motivator to get the keys asap before the end of the month and be able to turn quickly.
Why would you do that? If someone moves out but holds onto it and still pays rent, why would you want them to leave so you can move someone in? Them being in the unit or not doesn’t affect if the unit is occupied and is paid for. Maybe I’m missing something but I don’t see how this helps eliminate vacancy where no rent money is coming in.
When we get written notice we look at the home 30 days prior to their move out date. That way anything that needed ordered will be there and we take 5 days to turn a home maximum time.
In some states it is illegal to not attempt to re-rent the apartment. I find it's better to have an up front conversation with someone that I know has moved out early rather them finding out that they had rights later.
Increases number of potential tenants for unit - Potential tenants may have to be out of their previous apartment by the end of the month (their unit may already be rented), so they need to move out before the end of the month. If the vacating tenant moves out early, gives us time to have the unit turned before the end of the month and ready for a new tenant, which increases the number of potential tenants for the unit.
Also helps with new tenants who prefer to move on weekends - if there is a weekend near the end of the month, new tenants have more flexibility to move (mostly) in over a weekend. Best
