Pricing Bedrooms Differently?

I work for a company who has typically only ever done traditional apartments but recently we purchased a community in Waco that is adjacent to the new stadium, giving us a prime opportunity to step into Student Housing. We are successful in Dallas at a community that is actually traditional but we have a 80% student ratio so we aren't completely unfamiliar with student needs. Still our Owner is convinced that we can price bedrooms differently in the same unit (this community is a conversion so we have some pretty obvious MASTER bedrooms). He says he's seen other communities do this but I am not sure we can actually manage something like this, not to mention market it. Has anyone ever done anything like this?

If the square footage is distinctly different, i'm not sure why the larger units couldn't be priced higher.

Yes the square footages of the bedrooms are significantly different.

I actually see different prices for different bedroom sizes/types quite commonly. Landlords who own households that they rent to students often charge more for the master bedroom, or a little bit more for larger rooms.

It depends on your rental market, but if you do your research I wouldn't be surprised if other property owners and managers price bedrooms differently. Take a look online and see what you can find.
