Hate them. They have glitches in the software and cause more annoyance. It would work better for a one-building community. We have 7 buildings, so it's not a great fit.
LOVE!!! So convenient for residents and staff both ???? Residents all love it because can get packages at any time- staff because don’t have to stop every 5 seconds to get from the back. super worth it in my opinion - especially around Christmas! Have never had any issues
Not lockers, but I love my package room. Though not perfect, I spend less than 5 minutes a day dealing with. I do t think I would ever want lockers. My residents but too many large items.

Greatest feature in all of property management. Especially if you have an on site office that holds the packages for residents. Will create such a more productive and time efficient office staff.
With Luxor, we finding the delivery driver may have 10 or 12 different resident packages. They open with just one resident and put others in without notifying them we end up managing the packages in the office still even with the high price to have the system
I still think that it’s annoying that carriers won’t deliver packages in apartment communities. They are residential addresses just like any other, shipping was paid to get those packages to the recipient and they should just deliver them and not put responsibility on the owners/managers. Maybe managers should start leasing carriers the rights to deliver in their communities.
Hate them with a passion!! Ideally it should be perfect but the guys who deliver them either put them in the wrong locker, send them an email its in a locker but not which locker, or tell them its delivered and its not really there at all....either way you spend way too much time hunting down packages!
If you get SEVERAL in all sizes and place them in an area where the carriers have to enter the leasing office to deliver they are a WONDERFUL time saving miracle! If you don’t have enough of them and the carriers don’t have any accountability they will literally just throw the packages on the ground by the lockers on a regular basis!
Love them! - it's just like anything else...always going to have pros and cons..its how you manage, that makes it either easier or difficult for you and the residents. Any error, obstacle, problem will arise at least once or twice or more. But the pros outweigh the cons. Love our Package Concierge. Best amenity our Owner has added to our community. And we have a lot of amenities.

If you have a package room Yes!!! Otherwise I have ran into issues with delivery drivers echoing what everyone else has said ???? I think I used to call Amazon at least everyday. Missing and “lost packages” due due to large dumps in the lobby was a major concern. The concept is amazing though and such a time saver!!
You will have people who love and some who hate lockers - it all comes down to the individual property. If you are looking into a package management solution, I would also recommend checking out Fetch.

They are better than the alternative which was basically the leasing staff being involved with package delivery constantly. However the problem is not all the delivering agents will use the boxes but rather dump them all in the space that you have provided for your residents. It really is just swapping out one problem for another.
The provider we went with was parcel pending and overall their service has been great where you run into trouble is either residents that don’t sign up because They don’t wanna put a credit card on file or with the delivering agents that do not use the box system at all and just dump the packages
We bought lockers from Luxerone a few years ago. Initially they were great, not so much now. The maintenance package expired after 2 years. The maintenance that was done was contracted out and wasn’t efficient. The lockers are constantly problematic now and the charge for maintenance is absurdly high. We spend a lot of time still helping residents retrieve packages.
Not a fan. If the carriers would utilize them instead of just putting them on the floor of the locker room then it would be wonderful. The system we have also seems to have too many glitches.
Love them once everyone is trained on how they work. Staff needs to know how to maintain them, curriers need to learn how to properly deliver to them and residents need to understand they have to pick them up in a timely fashion but all in all they can take a lot of the stress of package deliveries off everyone. We use Amazon Hub lockers at my current property but I’ve also used parcel pending at others. I am so glad we don’t have to be involved with every delivery for each and every package that is delivered.
Tip: however many you think you need, do more! We have a LuxerOne and I love it but Christmas is always crazy and with all of the online ordering in this pandemic our lockers are full way too often which leaves packages in the hallway etc
Its the delivery drivers who just dump all the packages inside on the floor. Even packages to residents who aren't even signed up for a locker! Its made the delivery drivers lazy!
If there was ever an issue from the office to the resident, package management was it. Not only does it take the hassle out of the office, the residents love the 24/7 access. And it’s great with Covid distancing. I do agree with Ashley West, the customer service with Amazon is challenging, but the price is much better than competitors
We have so many issues. We just recently installed Amazon package lockers. The carriers are so lazy and if the package does not fit in a locker or that size locker is full, the carriers will leave them in this little side room in the package room. So people think their package is lost because they don’t receive a code if it’s not in a locker. And we have packages stacking up in the side room. We have been getting the apartment numbers off the packages and calling residents to pick them up. And the carriers should be taking those packages to the residents doors.

HATE THEM. However many lockers you got, they won’t be enough. If lockers drop off WiFi your residents won’t get their codes but packages can be delivered still. When your lockers fill up, you will find packages on the floor. Packages will be left in your lobby or leasing office and you will be the one delivering packages. Residents will get mad at you for not notifying them they have a package. You’ll be asked to drop it off at their door. It will consume so much of your time.
Love them! Luxor One has been a really great system. Amazon seems to have the only drivers that have a daily issue using them. Every other delivery is a breeze!
Leasing offices these days have it easy with lockers/fetch/Luxor, etc....Back in my day we had to write the apt #s on packages and actually provide the service of keeping them, and handing them to the residents...Christmas time, we’d volunteer OT to just work the package closet, and stayed an hour later closer to Xmas eve, to make sure they were either picked up....even delivered them on Xmas eve...100% leased, for 4 years running on a 600 unit community....???????? Service with a smile...
You will never buy enough lockers and the delivery drivers won’t use them. Just have the drivers throw them on the floor and save yourself the expense! Bam.
Every dang time....on the floor with more than half of the lockers empty! Or they log 20 packages under one name and 19 packages sit in lockers that no one knows about until you go down and pop open all 75 doors to look for all the “missing” packages that were incorrectly delivered to that nice fancy package locker that’s supposed to be your friend . Sorry, can you tell I’m a bit bitter and totally over the covid and holiday package crisis????Just the word package sets me off???? and we are switching to Fetch! Can’t wait!!
We used to have Package concierge. Not bad, but you have to force the residents to sign up, otherwise FEDEX, UPS and mainly Amazon will just leave the packages for the other residents that haven’t signed up next to it. We now have Fetch Package Delivery and have far less issues of packages just being left around.
We have Parcel Pending. Love them. The only downside from any locker system is that if you don’t get the Amazon lockers, it is a major headache. Not to mention the fact that Amazon lockers are at a premium price. Amazon does not communicate with their drivers there courier codes or the fact that you may have Amazon key which allows them to enter into your property. Either way if you don’t get Amazon‘s lockers, it’s always a headache. So get ready. But the locker systems themselves, parcel pending is really great and one of the more affordable options
My old property used Parcel Pending which was implemented a couple years ago. We had a little trouble at first getting USPS on board, but mostly because our local postmaster was... let's say less than pleasant.
The good: 24 hour access for residents to pick up their packages. Great for our med students, hospital staff, etc. working overnight shifts. Honestly, with the amount of time we spent on packages before the locker system even if we had to check in every package ourselves I would be 1000% fine with that because overall we still spent so much less time with managing packages than before. The last hour of the day used to be almost solely dedicated to package pickup, and it only got worse with more and more people ordering everything online. Service generally was quick, whether emailing our rep or if we required a technician. No real complaints about the product itself.
Some disadvantages: Our elderly and those less physically able residents sometimes had difficulty when drivers would deliver heavy items to the lockers that they were physically able to remove on their own and needed assistance. Good luck getting any driver to actually follow the delivery instructions provided to go to the door. Amazon drivers were the bane of our existence, as sometimes they would just drop a pile of packages outside the locker room. By the way, our parcel pending room was located OUTSIDE from another building, so some of these drivers would just dump a pile of packages on the concrete instead of walking 20 more feet to our office door to ask for access to deliver them.
We charged $5 a month to every resident, mandatory, so that generally more than covers the monthly cost.
We use Package Concierge. I love it. The residents love it. I love the user admin function. Our package room is 24hr and residents access it anytime. We only have 232 apts so we put the packages in instead of the carriers. I like to group together residents packages so they don't take up multiple lockers. Package Concierge customer service is really great.

Skip the lockers and get Fetch.
We had Parcel Pending and I’ve been to help at others that have Amazon lockers too.
If lockers are full, the carriers are lazy and do not deliver them to each door as they should. Packages get littered all over the floor. They get left in my leasing office. Packages get delivered to old residents. Your lockers also have to connect to an internet source. If your lockers drop off WiFi, this allows for packages to be delivered but your residents don’t get their code. They then come to you and you have to help them search. You have to open the lockers back up. No way to fix that issue other than to unplug the machine when it drops off WiFi but who can monitor that?! Residents also leave packages in them for days.
I would spend SO much time delivering packages to the lockers myself or when they were full delivering them to doors for those residents who couldn’t make it to the office on time.
Also if your lockers are near someone’s apartment, the slamming of the doors is disruptive and once lockers are full - then you have residents stepping over packages.
The concept seems like a great idea but it’s not. Because then the residents feel it’s your job to notify them if their package. Which again takes up more time.
100% go with Fetch if it’s available in your area. They handle all packages and deliveries. Because all packages go to them and they coordinate a time with the resident.
If you don’t use fetch then just don’t accept packages. I have so much more of my time back to do important things.
We have parcel pending and the lockers just don’t work. The couriers drop packages on the floor, they put packages in the wrong lockers - we are constantly having to follow up and help with the package room.
We have luxer. A lot of hiccups at first because carriers didn’t want to use or learn how to use it. Then Luxor reached out to them and got everyone on board. We still have some people who come and don’t use it properly. But for the most part everyone knows the process.
Lockers are not a perfect solution. I am doing Luxer Room along with Fetch on new construction as ideal scenario but would do fetch wherever you have ability to bill back the fee. If you don’t, Amazon lockers help alleviate but definitely not the best solution
