What do you do with uncooperative tenants, who don't send back leases, vet statements, etc. when requested? We have two right now that are not cooperating. Both are on MTM; we think we should hike their rent another $25 per month. Any suggestions from someone who has experienced this problem?
We normally, do electronic leases, but these people do not have access/smarts to do this. So we had to resort to paper.
Send them a 30-day notice of intent of termination of the lease, That usually gets the fire going under behind and motivates them to bring back the documents signed.
I have my renewal worded that if they don't return it, we will post their unit for rent and take that as notice to vacate. (I do call them one last time and then send the official 60-day notice to vacate if I still don't have it back). That usually brings them to full attention.
We offer them a lease and notice of 30% rent raise if they wish to stay on month to month. Choice is theirs to make simply frame the choices in a way that makes you happy either way.
Tell them if they don’t sign by a certain date the apartment will be put on the market and you will be stopping by at a certain time to get their signature
I second what Jerry said but also be sure to post the notice to their door, email, mail and leave a voicemail. This way you cover all your bases in case they try and play dumb later or try to sue. Make sure to take notes for their fine of days & times you delivered & mailed notices.
30 day non renew notice. You can always cancel it if they then comply but usually I find that if they can’t cooperate with the little things then they probably won’t cooperate with larger issues so best to just let them go

If it’s as simple as them not having access to smart devices and needing help doing it why not have them come in to the office and either use the business center or leasing desk computer. If they “need” paper copy then you can print it
Everything in writing. Document, document, document! Post notices and take pics. If they have a month to month fee and bring in their rent without it don’t accept it until they sign or pay in full.
For my tenants that refuse to acknowledge, sign, ignore letters and phone calls about renewals, they are automatically put on mtm with the current market rents and a $150 mtm fee. If they choose to ask for a renewal once that market rent and mtm fees hit, they still don’t get the opportunity for what their lease would have been renewed at. It would be as if a new potential resident came in and applied so not quite market but not a typical increase as they had the opportunity upon renewal.
We had a resident that was not taking care of their place at all. Thought about raising rent quite a bit. But really, it’s far better to just give them notice if it’s permitted in your state.
We charge a $100 month-to-month fee which helps ensure that leases are signed. They so jump to market rent. They are welcome to sign a 3 month lease at a standard increase of they are thinking of moving or whatever.
But sent a 10/15 notice to quit. List all of the times you've tried to get this information. If they don't respond I'm 10 days. Bye
I have had an attorney cite a reasonable time to wai at 10 dyas, with warnings that the deadline is closing in. If not met you enforce the policy. If they don;t send back the lease in the timeframe, you bump it to month to month - the NAA lease template generally allows, but check your state - and they are charged the M-M rate. The animal that needs the vet statement can't live ther without the statement and needs to go - if you have already stated that. Obviously, check with counsel. I am NOT counsel, just experienced. They are managing YOU, You need to manage THEM. Just do it!
Before any resident goes month to month we send renewal rates plus a mtm rate. Should they decide to stay mtm and pay the mtm rate and act up like that. I'll send a 45 day non renewal. In hawaii, a reason for non renewal us not necessary.
