Im in NY. Have the unfortunate situation of discovering one of my units smells like cat pee. It was new carpet prior to this tenant. I am hoping i am smelling the litter box.... question is: how do you prove a smell? The tenants don't smell it...or so they say. The prospect touring the unit smelled it and pointed out the bottle of carpet shampoo on the counter. They have been great tenants otherwise

Won't remove odor but will help you find the saturated area to replace. Instead of doing a whole removal. I've also had carpet peeled back to find spot. Rip out the pad, pet seal and than clean carpet. It's worked for 18 years

    Pull the carpet back. It will never go away. Seal the sub floor and replace the carpet

    Use a black light flashlight. It will light up the carpet and walls if there is any urine.

    You will need to change the carpet and pad. No matter what a product tries to convince you of, the smell will return. Upon move out, pull carpet back and use black light to document affected areas and take pictures. Do a prorated charge back to the former resident.

    Easily! Turnoff the lights and shine a blacklight...your proof will light up like Christmas. Pull back the carpet and pad after move-out and repeat taking LOTS of pics. Then the remediation fun begins

    I pull it up, look for the stain and cut a small sample, put it in several ziplocs in the tenants file. Can't dispute that in court!

    Get a mini black light from Amazon. It will show you stains also.

    CP soaks into the walls and vents not only the carpet . It may take a complete overhaul to get that out of there. CP is the worst thing you can have indoors . For property and health of humans .

    Black light!! It will show all the urine everywhere. Check the drywall too. Or your carpet cleaners could do it.

    I would recommend walking through the unit with your tenant upon move out with the carpet cleaners who can show them any potential damage.

    Could you use a light wand that would show the stains in the carpeting and take pictures? Seems that that would be the best way to "prove a smell".
