Sometimes there are occasions where bragging actually works. And if your property boasts beautiful views, clean swimming pools, video intercom, and a spotless gym, then work it! Find out what your leads want most in a new rental, and if you have it, then make sure they know it!

Leads are human, too, and they can typically sense that there is something to hide when everything is portrayed as perfect. Whether your tenant lead is looking to move across town to something bigger and better, or they are looking to downsize, there is always a way to share in the excitement of a new move.
It’s often difficult to see a vision of what the apartment could look like when looking at whitewashed, empty walls. If you allow tenants to paint, for example, then help them envision the colors they’ve always wanted to have in their home. If you don’t allow tenants to paint, then choose other things to help them envision like furniture, decorations, and more room for get-togethers.
If your leads are hesitant and you don’t feel right about something either, then don’t sweat it! Go with your gut and wait for the right tenants. The last thing you want is to rush into a lease simply because a place is open. Be real with your leads and don’t be afraid to tell them “don’t call us, we’ll call you.”
