I shopped 4 property management competitors. Here's what they are NOT doing that they should do. ⬇️
- No one is taking advantage of SMS after inquiry. I was called many times but not texted once. And very few have an opt-in to text on the inquiry page. With text being the #1 method of communication, this was unusual.
- No one is taking advantage of email automation. Send the text confirmation and then follow up with a more robust email. Email is the perfect place to push the differentiators and include content. Let them know through email.
- No one uses video introductions. In a world that runs on video, I also find it odd that more people aren't using video messaging as an excitement tool to help close, retain or communicate with leads.
- Low effort to keep inquiries engaged after 48 hours. Its always about the leads, but the lack of ability to nurture prospects with bite-sized content when they are ready to buy is part of the problem.

y is fun because it's a numbers game, a race against the clock where competition is strong and it's all about supply and demand.
But imagine how much better the ad dollars would perform if you had a refined content and marketing automation plan that was aligned with your sales goals to tie it all together?
It would be a lot better.
