Mixed-use projects combine residential and commercial spaces to provide occupants with comfortable living spaces and access to the community. And we're seeing a boom in multifamily mixed-use projects post-pandemic as more investors recognize the need to evolve and innovate to meet the consumers' growing demand for convenience and comfort. Here are the top trends in multifamily mixed-use projects:
Biophilic design
Biophilia describes our innate tendency to be drawn to nature. Recognizing humanity's natural inclination to seek connections with nature and other forms of life in nature, architects are creating urban spaces using biophilic design. Multifamily mixed-use developments are embracing this trend with biophilic design elements such as skylights, living walls, and water elements. With nature in mind, architects are incorporating natural elements like wood and vegetation and spaces that welcome sunlight and promote natural lighting. Some of the best examples representing biophilic innovation include vertical gardens and indoor waterfalls.
Fostering wellness and fellowship
Architects and designers of multifamily mixed-use developments are focusing on wellness and harmonious living experiences by creating residential projects that offer their tenants a sense of community. Excellent examples of designing and constructing with mental and physical health include mixed-use multifamily projects that feature communal spaces such as fitness centers, recreational facilities, lounge areas, social rooms, and pocket gardens.
We expect more mixed-use projects to feature outdoor escapes that are still within the premises, such as garden roofs, terraces, and courtyards. Walkability is also optimized by providing occupants with spacious paths and sidewalks, which are safer and give people better access to their neighborhoods to run errands and socialize.
Pet-friendly spaces
The pandemic saw a rise in pet ownership. And multifamily mixed-use developments need to pay attention to the increase in pet owners who not only want to keep pets at home but also like to take them just about anywhere. We expect to see a rise in pet-friendly spaces in multifamily mixed-use projects, such as pet parks, pet wash areas, pet care, and daycare facilities.
Hybrid and remote work needs
While most of the world has reopened, many companies have embraced the "new normal" which involves a workforce that either works remotely or adopts a hybrid work environment. For many, their homes have become their primary "office" while others may occasionally leave their residence to work remotely from another location. And those on the hybrid work model may be on the go – choosing to work from the company office, their home, and anywhere they are most productive.
Because of the rise in remote and hybrid work set-ups, multifamily mixed-use projects should be providing amenities that meet the needs of workers. Some of these amenities may include access to high-speed internet, multi-functional rooms that can be used for meetings, and co-working spaces. We expect more multifamily mixed-use developments that not only create residential spaces that were designed to accommodate remote work but commercial areas that incorporate multifunctional areas that can be used as workstations, private offices, and meeting rooms.
