Looking for some ideas on what to offer tenants who will be inconvenienced during the building’s elevator replacement. It’s a 3 floor apartment building, 25 units, only 18 units occupied due to unit renovations going on as well. We are considering lowering their rent, providing trash pickup on their floors to eliminate them having to take it to the outside dumpster, and allowing them to end their lease without penalty. I don’t necessarily think giving them something sets a good precedence. While nice, yes, but it could then set it up for an expectation anytime the property needs major work.
What happens when the roof needs to be redone? It’s something that has to be done because if there’s no roof they don’t have shelter and you don’t have an asset.
I say that you handle each individual case as they are presented to you. If one of your residents has a broken leg at the moment and they ask for an accommodation, or concession. Work with them.
We also specifically included in our lease residents could not ask for concessions during construction or repairs as it’s a part of maintaining the building. And again, while we had that addendum in our lease there were a few residents we did give a concession to. They also had... Show more
