Looking for some ideas on what to offer tenants who will be inconvenienced during the building’s elevator replacement. It’s a 3 floor apartment building, 25 units, only 18 units occupied due to unit renovations going on as well. We are considering lowering their rent, providing trash pickup on their floors to eliminate them having to take it to the outside dumpster, and allowing them to end their lease without penalty. Joy Arsham Anzalone Incase the vacants are on first floor - transfer if desired seniors or anyone requiring an accommodation a free transfer. Great idea on garbage pick up and reduced rent. As not to have people leave maybe offer first year following renovations to those who lived thru it at same rent.

Allie Gartside The last two communities I’ve lived at have been 3 story building with no elevator. Only four story buildings in the area have elevators. 3 stories isn’t an unreasonable climb up and down.
I don’t necessarily think giving them something sets a good precedence. While nice, yes, but it could then set it up for an expectation anytime the property needs major work.
What happens when the roof needs to be redone? It’s something that has to be done because if there’s no roof they don’t have shelter and you don’t have an asset.
I say that you handle each individual case as they are presented to you. If one of your residents has a broken leg at the moment and they ask for an accommodation, or concession. Work with them.
We also specifically included in our lease residents could not ask for concessions during construction or repairs as it’s a part of maintaining the building. And again, while we had that addendum in our lease there were a few residents we did give a concession to. They also had...

Brandy Blazen I have had elevators down for a little over 2 months, due to a piston replacement. We offered nothing. Does your lease say you will provide working elevators?

Katie Rigsby I would avoid reducing rent as this is a normal repair and sounds reasonable. Rather take those funds and cover grocery delivery or perhaps have a temp person available to assist residents getting groceries and items up and down stairs. Garbage is a great suggestion as well!

Nancy Chandler When I did elevator replacement, I just put chairs on each landing in the stairwell. That was a six story building.

Valerie Sargent I live on a third floor with no elevator - it’s not that bad (and is a good Stairmaster!). The trash pick-up or grocery delivery is a nice offer simply for the inconvenience since they’re not used to it, but I don’t think anything else would be needed. It’s necessary repair work, and most people will understand that and appreciate it working well when finished. Stay on your contractors to get it done ASAP.

Steve Wunch I wouldn't offer to reduce their rent - because this then sets a precedent for other maintenance issues that might occur in the future. I think the Valet Trash service would be MORE than enough of a kind gesture from the management company. ❤

Guest Insider We had an elevator go out at one of our buildings for a few weeks and we hired someone twice a week to help carry stuff up and down like groceries and trash. The residents were very appreciative.
