Guest InsiderDennis Mitchell I have before, I did tell them to remove it first and they did but then put it back as soon as they thought I left so I went back and cut it. I had a bad experience where someone actually plugged into our halls and then wired it into the outlet inside their unit essentially back feeding electric in to their unit, and then catching my building on fire, so yes I would cut the cord as its such a danger to the property.

Dennis MitchellThe people saying to cut the cord come off as petty. So many bitter people here. That can also look petty in court. Just unplug, and move forward as you would with the eviction.

But if they keep Stealimg and putting the community at risk, yes I would cut it. Sorry you think people's safety is petty.
Guest InsiderDennis Mitchell I agree. Just unplug it and take the cord to the office…then have a “nice chat” when they come looking for it. Do it 100 times if that’s what it takes. Then do it another 100 times if they just buy replacement cords. Better path path and more defensible in court.

Chris Thompsonpull the orange cord and take it ,then open the outlet remove wires from outlet and wire nut the wires together in the box so the loop is still complete but disabling the outlet and put disconnected outlet back in the box,do this to any within reach of this apt,then send letter to the offenders

Jomar RagerI don’t know ANYTHING about this resident but would it be at all feasible to have a sit down conversation with him/her??? Maybe they are using it for insulin, or baby medicine? I don’t know but a conversation should be 1st and foremost. After that reassess, remove the cord and place a lock box on the outlets cover. If it’s being used for medicine or other offer to meet in cool in office frig etc. Try to offer some Grace when and where you can

Guest InsiderOffer a vacant with power for a week or so to let them do their cooking and washing, and help them find a charitable organization that can assist in getting their power bill caught up. Living without electricity is not usually someone’s first choice in life.

Guest InsiderStewart Beal well maybe this one- but I have had this exact scenario happen many times in my 22 years, and the majority of the time it was people in need of help. I still cannot imagine them wanting to live without electricity. It could be caused by drug use, alcoholism, or domestic issues. You just never know.

For example, in WA, we have to serve them a payment plan 1st, then a week later, we can serve them the 30 days to pay or Vacant and the cares act with the ERAP paperwork, and this is all in a Conventional apartment I feel bad for the subsidized apartments.

Brenda HammettIt is a fire hazard and a trip hazard. They should be treated like anyone else file eviction. Back in the day we would cut the cord. Seems it’s not the popular vote but it worked.

Michelle RossI had a tenant do this once, was borrowing from the laundry room. After a chat didn’t work we just killed the power to al the extra outlets on the laundry room. Middle of Texas summer, he skipped out a week later

I'm not heartless, but if they are refusing to have a conversation, then the reason they are stealing electric is not really your problem? IMO only

Guest InsiderI politely knock on the door with cord hand and tell them that if I catch them again plugging into our Outlet I will cut it and most rental agreements that they sign at move in stats the electric must be on at all times we get email notification from the light company
Guest Insidera couple ways to handle it. put electric back in the properties name and charge it to their ledger. All fees come out of rent 1st-so if they dont pay it -it in turn is past due rent.
