I loved it. When they didn’t pay rent I would deactivate the wifi and not turn it back on until balance was paid.

In my commercial building we are the sole providers of phones and internet. When I first bought the property in 2021 and during takeover, the original owners and management company had Cox which was horrible and a disaster and super expensive. I found a local company to come in and provide it and I couldn’t be more pleased. The servers are located in our building and a big upside is the speed of the internet and the fact that we have had zero outages, knock on wood. For internet, we are charged one set price a month regardless of how many offices we add or tenants that move in. There is a setup fee when a new tenant moves in and has services connected, which is charged back to lease. Any upgrades or additional equipment or work for a tenant is billed to us at a discounted rate and we charge full price to tenant. Because they’re local and small, response time is amazing when needed. I collect 4x in internet charges vs what I pay and it still saves the tenant money if they would...
