Please tell me I'm not the only that gets these people that Deamnd their Non-Refundable Application fee back after you have processes their application and you find: They don't make 2x the rent, they are paying the where they are at 20 days late, and are only paying a portion of the rent... You gotta love these people.

Guest Insider Wow me personally I have waived fees when I believe they going to be denied . We also have them sign that they understand application is non refundable

We have a 42 yo lady applying to rent with her Daughter in law... Her two under ages sons and grandson will also be living in the house but NOT the 20ish yo father of the grandson... BS but whatever... I ask for a tenant ledger from the complex shes at and she sends me the General Ledger below lol. When I open the pdf it is fillable... lol. Guest Insider I would be super careful…it doesn’t matter who it shows at that address or that he gave you just an ID. If the ID is valid, you have to accept it and your opinion on whether he should have a Drivers License is not valid.

Guest Insider So denial for being pushy, impatient, providing government issued ID just not the one you prefer as well as at some point according to a Google search lived with a lot of his family members???? I would reccomend NOT denying for those reasons.

Guest Insider If I can answer this from a different angle - as an apartment association staff member - two things we are seeing is
1) that there are a lot of complaints for charging a fee on top of rent to process the rent payment - plus these are the kind of fees that the Biden administration is considering “junk fees” as it pertains to real estate, and
2) as we are seeing more and more pushes for rent control, very little grace is being given for raising pricing on costs (ie. increases to trash/ water rate hikes by the municipality) so it might make sense to build the cost of that processing into your rent rate in order to be able to guarantee an increase if rent stabilization comes in.

Guest Insider Get an inspection report from pest control, if they recommend fogging then she needs it and I’d charge it to her if you know for certain it did not have a bug problem beforehand.

Guest Insider Have pest control inspect and write a report. If it’s the same pest control rep, maybe he can also state that the unit prior to the current residents was pest-free. Send a notice to resident to clean up the home etc (or have your attorney draft it). Evict or non-renew if resident doesn’t comply. Non-renew might be my option.

Guest Insider I always loved catching the math being wrong. Telling them im sorry but your pay statements were not approved, they are asking for bank statements that show the deposits of these pay statements. If they got defensive....I would always comment back, if you want to go over the details we can at the end of the day there are several inaccuracies on your pay statements and they will not be considered no matter how much we disagree with each other. Do you want to go over them in detail? Answer always no.
