A pet-friendly approach is commendable and does wonders for an apartment community. It makes the property more appealing to a wider pool of renters and gives residents a chance to connect through their pets. It also means more wear and tear. Pets not only are present in designated pet areas—they'll also regularly traverse a property's other outdoor spaces and common areas. Naturally, they also spend many hours within the apartment home in which ...

Katie Rigsby Sell it to recruiting as a benefit of working with their facility. They can use it as a tool to attract new hires but you have to sell it to them that way.
*You might also reach out to current residents who work there and make them "ambassadors".
*Reach out to HR/benefits as well and offer to provide breakfast or lunch in exchange for 10 minutes of speaking time at their next open enrollment meeting. This is a time when benefits are being discussed and you can sell yourself as an added benefit.
*deliver donuts or milkshakes or whatever to a different department each week and leave a flyer. I used to deliver blizzards and they LOVED them!!

I have a resident requesting an accommodation due to disability to be present while scheduled maintenance is performed. She claims it is discrimination if we do not accommodate this. She has been informed that maintenance is scheduled for her building between 9 AM and 12 PM on Thursday but she would like it done earlier while she is home.

Guest Insider Consult your company’s lawyer. How does the accommodation relate to her disability? You can reschedule maintenance in the unit for another day that resident can be present during bussiness hours. In my understanding it is not a reasonable accommodation if you have to pay overtime and have maintenance/vendors work after or before hours to accommodate a request as you would be incurring costs associated with the accommodation.

What time is she wanting them to be there? If 8 or 8:30 and they start at 9 it doesn’t seem to be that unreasonable to adjust one maintenance team member’s schedule for that one day.
However, how does such a request directly relate to her disability? Her disability doesn’t automatically mean all requests must be accommodated. There needs to. Be a direct link to her needs. This is a tricky question so get advice on how to ask without prying into her actual disability.

Needing to fill a new luxury lease-up!!
Giving one month free. Rents are high. North FL. What’s the most unique and effective thing you’ve done to lease-up??

Guest Insider Know how to sell that you’re the best! Free rent and all the giveaways in the world are not what’s leasing those units! If every staff member understands this then ya got your lease up going in the right direction. A company is better off giving the person that leases the unit a bonus equal to one months rent at move in than to give it to the resident- you’ll gain a life long employee and solid leases!
