staff, FTE, ratio of staff to apartment was created by Staffing Levels at Afford Housing?
I wondering if anyone has any information on recommended staffing level ratios for subsidized apartments? Any information on management/office staff ratios, maintenance staff ratios, service coordiator ratios would be very helpful.

Does HUD or any state housing agency have a recommended level?

What are your practices for staffing ratio? Does it make a difference regarding types of subsidy?

Just so I understand, are you saying that the staffing would be different for public housing. I can not understand how that would be.

You should have enough folks to take care of the property on an ongoing basis, no matter if it is public, or for profit. We have 1 ½ folks for 50 units and we bring in part time help for make readies. So the ½ person is a part time person, giving us 4 hours a day five days a week.

Additionally we have one person we draw on for special tasks,

this question has more to do with the age of the property and how well you work at keeping it running well.

we have 486 apartments we use to have 14 in the maintenance staff we now have 8 we do all of the apt turnaround from wall repair, painting, plumbing,heating in winter,all the cleaning,all grounds work, all snow removal electrical work,appliance repair,daily and annual work orders and more. I have try to tell the director that we should have at least 13 or 14 in maintenance but he said that many for our apartment count is old school but I just went to a glass about improving vacancy turnaround and the instructor gave us staffing for an average housing authority and I took that and compared and we should have 13 to 14 in the maintenance have you ever heard that having 1 1/2 for every 50 apartments old school.
