I'd like to know what your opinion is on staffing as it relates to Regional Property Managers. Also known as District Managers and sometimes Area Vice Presidents. Affordable versus Conventional -- how many sites can one Regional handle? Does it matter how many units are at the site? In my opinion, a site that is small usually requires the same oversight as one that is larger.
Hi, Mel! I'm not sure. Straight up, it depends on the management company. I once was told once a small portfolio reaches more than 500 units, they start entertaining the thought of having a Senior Property Manager who assumes this role of oversight. Once there are 1500+, the move toward a traditional Regional Manager emerges. I can say some sites that have true challenges can take up a lot of a RPM's time, if the onsite team is not quite as skilled as others.
