I'm part of a real estate syndication group that pools investors to purchase larger apartment complexes. In 3 weeks, we are closing on a 122 unit C class apartment complex in Pasadena, TX. This will be our 5th apartment complex in this sub-market. The business plan is to add-value through renovating the units, bringing in new management and cutting costs. On our last acquisition, we were able to increase rents 80% and increase NOI by 2.5 times.

We are looking for people two types of people. First, we are looking for people who want to be passive investors. The minimum investment is $25k with a 3-5 year hold and we're offering a 9% preferred return (this is paid before the managers are paided) and an 80/20 investor/manager split on profits above 9%.
Second, we are looking for Key Principles. Key Principles are passive investors who are want a more active role and are looking to build a track record of investing in multi-family real estate.
I started investing with this group a little over a year ago and in less than a year I've been invited to be a co-GP on this project. So we are looking for people who want to invest together (preferable on more than one deal) and build a track record of investing in multi-family.
