A+ to B+ locations will pay top dollar for california and NYC but will look at all markets

I have a 12 unit complex in Birmingham, AL that we just finished renovating and placing quality tenants. We put in all new electrical, plumbing, drywall, plaster, paint, hardwood floors, vinyl floors, kitchens and baths, new fixtures, etc. These are all brick buildings with a 12 night vision camera security system. The rents total between $600-$550 a month and the tenants pay their own electric. Let me know if you or any of your investors are interested and I can get you more info.

I have complexes situated in an oil boom economy with lots of upside. Would sell at 8.5% cap rate bringing the purchase price at $1.5 mil. Occupancy is 95-98% and their is very little competition mostly being LIHTC properties that cant take advantage of high salary families.

When you are buying are you looking at "Green Financing"? It is not just feel-good stuff for tree huggers.
It works great for newer buildings and older buildings that need some improvements. For the latter, "Green Advantage" works. Both are by Fannie Mae. Freddie has a similar program for affordable housing.
We can help with certification and with upgrades if they are needed. Look at the attachment for an illustration of returns and the program. Let us know if you want us to run a similar illustration on your property.
