nearly 14 months of unemployment, I interviewed last week for a manger position at a small property that is LIHTC; and has been without an actual 'manager' for about 2 months. The person that has been doing the job is actually a regional manager, but has taken the site on in addition to her other responsibilities.

That said; I would like advice on how to get the property back up to speed as quickly and painlessly as possible (with decreasing involvement of the regional manager mentioned above). What areas should I focus on; and in what priority?

Ideally, I would like to have a 3 month goal to be able to get it back on track, but I would like to actually accomplish this goal in two. The property is 70 units and 55+, I understand that vacancy is >10%. If you have any tools that may help in the transition; feel free to send them to me by email at [email protected]. I MAY have tools you can use and I am willing to share what I have as well, simply ask for what you are looking for and I will look at what I have developed over the years. I kept MOST of the documents I have developed, with the exception of a site specific emergency preparedness plan; for a NUMBER of situations/issues that HAVE produced results in a short time.

Hi Jonny,

Well the first thing you want to address is your financial operation of the asset. Ensure that you are fully collecting on all residents, and that ones that you are not are timely filed for eviction. Furthermore, you want to ensure all current payables are in the system, and that everything you have posted matches the vendor’s statements. Also don’t forget to complete a full unit inspection and file audit.

Once you have completed the above, then I suggest you complete a marketing plan which will address your marketing, renewals, leasing traffic and goals for the next 30-days. Attached is a sample form. If you follow this, you will quickly get this asset on track!

I am also looking for a letter of introduction that I can edit that will introduce me to residents as their new manager? I know I will need to create 2 versions: 1 for residents and the other for vendors/contractors that I can use when I send out requests for updated insurance information.


I hate reinventing the wheel and starting from scratch.

(due to file size issues, I cannot post here; can we increase the limit for file size Brent??); represents EVERY job post I responded to. The reason I printed the post is so I would have a place to write notes, when I got a call on a response I made, oftentimes I will get a call on a response I made that I had forgotten about where I saw the post.

And the White House has the NERVE to claim the recession is over.... It may be for the super rich; but it will take months for us real folks to recover from it.

Do you HAPPEN to have a document that I can use as a template to introduce myself to vendors and to residents as the new manager. I am going to want the letter to inform the residents that I am going to need to get the regulatory issues under control and this will need me to do a unit by unit file audit AND unit inspection over the next few weeks. I also will need to say that I understand that some residents are due for recertification and the process has been started by the person before me, but there is still some information I need to be able to complete this. I want to be able to ask residents to prepare their documents that I might need when I review the files. I think that, if I ASK for help, and explain that when I get the files audited and errors corrected; I should be able to fix other issues that did not get created overnight. I want them to know that I am the 'new sherrif' in town, but I will treat them with the same respect and understanding they show me.
