So I'd like to know if this letter was a bit much...I already sent it!

Hello Tjwana,

I just wanted to thank you for the interview we had mid afternoon yesterday; it was a breath of fresh air and very good meeting you. I did think of a few things to ask you about Avalon and Peak Campus as a company, but I would also love to reiterate my interest in the position.

I would be a perfect fit for this position because I am familiar with the current community we work in. I breathe and live UTSA and the student body. I am not naive to believe the average college student compares to the average tenant in multi-family housing - there is no comparison. I have and plan to maintain the relationships with the number of faculty, staff, and student organizations on-campus; this means more collaboration with UTSA itself. Just because Avalon is off campus does not mean we can't bring UTSA to Avalon - not just speaking in terms of filling the beds with students.

Not only am I familiar and saturated with university and/or student housing I also have the experience needed on the other side of the fence. That means understanding of the Federal Fair Housing Act, eviction and court processes, the rights of renters and the landlord, negotiating vendor contracts, working towards retention, and even curb appeal. I am also skilled in a number of accounting software (Quicken, AceMoney), management software (OneSite, Yardi, Navigator), and legalese and contract reading. Lastly Tjwana, after working in management and of course entry-level I know what it means to work side by side with your teammates. Therefore, I believe team-building is fundamental. I am a manager that will motivate and set goals unique to the individual, but I am also the manager that gets dirty with my team. I will not only lead a team to success, but I will cross the line beside them.

I know this all may sound too good to be true, but I welcome you to put me to the test. Speak with my current Director for confirmation on my revenue growth and budget cutting initiatives, ask him about my many marketing initiatives that have improved retention, or the magic I possess when it comes to numbers, details, and fine print. I know I can do this job, but that would mean you taking a chance on me, not a risk. I believe you would have nothing to lose because instead of training me on the basics we can focus on the goals of the property, growth, and keeping Avalon at the top of Peak Campus' portfolio.

Nevertheless, the few questions I have are:

1. What are the goals/expectations for the new manager in 30 days? 60 days? 90 days?

2. What type of support will the new manager have from the regional? Home office? Sister properties?

3. What is the salary range being offered for this position?

4. Does Peak Campus pay for continuing education? For instance, I have been looking into becoming a Certified Property Manager.

5. When are you going to offer me this job?

For now Tjwana that is all I have as I know you have other candidates that require your attention and you are in the middle of a transition. I believe I can make that transition even easier for you by becoming apart of the Avalon and Peak Campus team!

Thanks so much!

Hi Renae,
I just wanted to let you know that I read your follow-up letter. You are very entusiastic in your letter and I am sure Tjwana will appreciate that. I thought I would let you know of a couple of suggestions. I would advise you to write a nice, short letter thanking your interviewer for the opportunity to meet her and discuss the possibility of forging a wonderful working relationship together (hopefully soon.) I would also probably suggest a time to reconvene because you have a couple of questions, if she has time soon, and could you call her to schedule another time that might work. I always appreciate a nice note afterwards! I like enthusiasm, too, but some of your questions might be better suited to a second interview. I don't know how others feel about that. I just know how I am. I hope you heard back already and got the job!

This is a new company...the other one I believe was trying to "phish" me, as I was her competitor. I didnt give up any goods, maybe thats why she never called or emailed me back!!
