I personally don’t use them but there have been a few posts regarding them billing for leads that didn’t come from them and it’s hard to fight them. When I did use them my sites complained about the amount of “junk” leads they were getting and the time to fish thru them wasn’t worth it.
Not a huge fan! But we have had some legit leases from them. It’s all the leads with no names, last name, phone number or email. I seriously get leads that say Rachel Last.....absolutely zero contact info! Okay Rachel with no Last name...I will telepathically send you info on what I think you need?????
My own opinion: the shop-around sites make it TOO easy to request info without providing any info! As a result, we get tons of leads that say, “So and so is interested in your property, and requests more info!” ... but they’ve scatter-shot that same mssg to every Apt. community in the state because it was “Easy!” I’ve called some of these leads and they had NO IDEA where we were even located! ... We HAVE to contact them, of course, because you never know, but I’d rather see a requirement to give some info on bedrooms needed, price range, timing, - SOMETHING
I think they’re a lot of wasted energy that could be spent elsewhere. Other sources are so much better. There are so many people I call that are “just kinda looking” or don’t ever reply even with continuous follow up
I hate them lol. Most of the time the prospect either isn’t really looking to move or their info is incorrect because they are just playing around with the website

I’m here for them. The leads have a longer prospect to lease conversion timeline but they’re still good leads. There are also listing options to limit the unqualified and over all traffic. I recommend voice complaints to your rep, they can help resolve lots of issues.
It’s only worth it if you set up your account and requirements correctly. Once we changed ours we stopped getting the no unit size / no last name leads.
I don’t think a lot of people understand how it works/what their signing up for. I can’t tell you how many people I’ve called on a AL lead and they’ll say “I don’t know what all these properties are calling and emailing me, I didn’t like/pick them and they’re still calling me.” That or the prospect uses AL and a locator and the locator doesn’t get paid, AL does.
It worked great at my last property. We increased the lease rate commission and got great results. You’d have to ask them to set the qualification parameters that you want otherwise tons of unqualified leads.
We had leases rollin in this year until the plug was pulled on it. I think you can list pros and cons on each side. It depends on what your goal is... lead generation or lease generation. Just know that you pay per lease, and that as with every ILS, not every lead is qualified. The number of leads is increased based on their marketing platform to pay customers (our prospects) for a their confirmation on leasing at a community that is advertising with them. Genius? There are referral and VIP programs all over the world in business so why not here.

My properties do well with them and have never had an issue with a dispute. We just send a copy of our CRM report with first contact if it is not them. You only pay if they are the first contact and our customer service experience with them has been great.
We use them but, as a Leasing Consultant, many leads are not from the prospect themselves. They just "match" our criteria. I have gotten negative responses from the "leads" stating that they did not asked to be on a call list. They were just window shopping, so to speak. I now only will reach out in emails and only once. If I get no response I cancel guest.
