Is my apartment jinxed???

So I have this apartment in my building. It seems to be cursed. When I came to this property five years ago, the resident in the apartment lived here for their 6 month lease and then moved out without giving a reason.

Resident #2, same thing. I asked this one why, and she told me she just wanted a new place.

Resident #3 moved in, then his wife left him, so he moved back across the country to be closer to family.

#4 moved in from out of state, but left after the lease term to "try another city."

#5, recent high school graduates in their first apartment, started fighting all the time so we had a lot of complaints and didn't renew their lease.

#6 Moved in as a referral from another resident. Then started taking heroin, we had to evict them.

#7 Moved in, One roommate moved out again almost immediately, leaving the one who stayed unable to pay rent. We had to evict them.

It is seriously unusual to have so many turnovers in one apartment here, and the causes seem to be getting worse!

Any suggestions?

7 Residents in 5 years is very high; but let's see what we can learn from these residents with what we are given, assuming those that gave reasons were totally honest:

Residents 1 and 2: Unknown; nothing to learn, unless they took the time to create postings on apartmentratings.com, or other social media.

Residents 3 and 4: Perfectly reasonable causes outside your ability to control.

Residents 5 and 6: Good riddance as this resident was causing problems for you and your other residents by interfering with quiet enjoyment, creating a potential liability for you.

Resident 7: While you could not control these issues, there was nothing you can do after you approved them; you CAN, however, revisit your selection plan to see if there is anything that needs to be changed to prevent putting future residents in jeopardy of failing and not being able to meet their obligation to you.

Wow! That is a lot of turnover for one specific apartment. I have a ghost in one of my apartments. Actually, it's mine where I have the office set-up.

I have had 3 different residents in a couple of my apartments move within 1 year. I increased my screening criteria and this has helped, a little.

Do you have the same neighbors surrounding it? Maybe that's the problem and no one wants to complain. Maybe they are doing something "crazy" that is scaring them away.

Keep leasing it!! All curses likek this break eventually!!!

Rose, I think it is just that string of bad luck, but Sandy gave a great suggestion is to check if you have not all ready done so the neighbors that you have around that apartment. Not that you have the Mafia or some Cartel there and they need that unit for whatever reason to stay empty. OK, that was over dramatic right? Maybe, but I most times worse case so I am not disappointed or prepared when something bad comes. Then my other old soldier quote is, "There is only one way to fail and that is to quit". You can break that spell!

I think I would up my marketing on this unit and PLAY ITS HISTORY UP! I would market it as the unit no one wants! Is it haunted? Is it cursed??? I would decorate it for the Halloween season and host an Open House. Inside the apartment, I would highlight in glo-lights all its great features emphasizing them as assets, of course. But it might be fun to showcase it this way. (In fact, for a unit I could not rent at a property we were trying to market to Grad Students this plan worked!) Sometimes a sense of humor is a good thing, even a quirky one. :)

I think if it is indeed haunted; it might appeal to anyone who is into the Gothic lifestyle (think Abby from NCIS, lol)....... I understand there is a huge underground culture there......

Curses are real and there could be spirits that were "invited" by people that lived there previously, they will continue to inhabit those places. Maybe someone that practiced witchcraft, etc. They can only be broken and commanded to leave in the name of Jesus. I have a prayer and some annointing oil I use when someone moves out and I walk the apartment.

Thanks for all the great suggestions! We burned a sage smudge-stick in the apartment and then rented it to the first person who looked at it. :)

The neighbors are one long term tenant who had a few noise complaints in the past but has willingly addressed them. And on the other side, is a young quiet couple from the mid-west that just moved here a few weeks ago.

I live in a 4_unit building. I have lived here almost 10 years. The apt below has had the most turnovers out of the 4.1st tenant was a drug dealer, 2nd was a maintenance man and his wife evicted for nonpayment. 3rd evicted for nonpayment 4th, constant door slamming, drug smoking, mean spirited. All the other apts no problems, just the one.

Long term tenant that’s had noise complaints in the past? Enough said. And they’re probably continuing with the noise and the new tenants are afraid to speak up and/or the long term tenants are putting some type of bad mojo near their door to make the new tenants move out.
