This is my first post. I am a regional manager of maintenance for a mid-level property management group. I am interested in everyone's opinion of inventory and supply problems and in-house v. vendor discrepensansies.
1) I have had problems with not stocking a supply of maintenance items (building supplies, fixtures, vanitys, ect.) and hence having supply problems when vacancies turn up. What have you seen as priorities to stock?
2) I would like an opinion of inventory tracking process and whether or not keeping an inventory or just ordering when a vacancy comes up.
3) In the turn/make-ready process, what should be kept in house? I really like the model of making our guys take care of everything but it tends to take away from service request, ect.
4) Is there any programs or protol that you use to better compartmentalize the entire turn process.
