Does anyone have or knows where I can get a disaster plan that I can adjust to fit my property? looking for things that i should have or aleast consider for my property here on the east coast of NC?
Having grown up in Eastern NC & managing in the Triangle for approx 15 yrs, I would highly recommend requiring your Residents to have Renter's Insurance. That seems to be the largest sticking point. As to property prep, I'm sure you know there is no sure plan for prep. I have experience w/ vacation rentals in Emerald Isle. There were times we boarded up & times we did not. It's a gamble either way. If your leases are long-term, you may also want to consider an addendum stating if evacuation is mandatory & they decide not to leave, you can't be held liable. If your leases are short-term (vacation) I would make it mandatory. (Of course check with your attorney first!) Good luck!
