What's your Policy on Scrap Metal/HVAC? was created by Policy on Scrap Metal/HVAC
Does your company have a policy on scrap metal/HVAC parts? Do maintenance members have the okay to scrap these parts if they wish? Anything in writing or just based on per property rules? Like/Dislike current policy? We have nothing in writing portfolio wide, but I think we need one and something to inventory these parts. Thoughts?

There is money to be made in some HVAC parts. There are also EPA rules to be concerned about as well. Here are some links which may be of use if you have not seen them all ready:

Nate - you offer some great links! As far as policy on scrapping, every company should have a policy on how to handle this, as well as, handling property left behind by tenants who have moved, been evicted or abandoned property; on what to do with appliances that are no longer working (refrigerators can't just be thrown in a dumpster.) Some things can be sold but the money should be directed to Corporate/Owner to be distributed either back to the property itself in the form of petty cash or back in the budget from which it came from originally (coded to the expense item in the budget.) To allow onsite Maintenance to do whatever is actually a dangerous practice.
