1. Prior to move-in
2. At least weekly if it's been sitting vacant
3. Prior to knowing I'm definitely showing it (someone called in for that style apartment and set an appointment)
4. Depending on traffic, walking daily to sparkle it so I can lease it
Prior to move in
Before Touring (dont walk into a dark unit with prospect) it does not show well and has already left a bad taste even when lights get flipped on.
Once a day if no appointments (morning to spiff and open)
Depending on the area before leaving for the day. (make sure you do not walk into a squatter while trying to tour)
Walk all access areas and surrounding areas of that unit. check flower bedding, grass, maint, issues etc.
The last thing you want is a Regional to come and walk your longest standing vacant to figure out why it is not moving.
You dont want to hear..
"Well this is why its not renting"
-Dead grass surrounding unit
-Poor tour path (trash etc)
-Cob webs on porch and landing lighting by units entry
-Unsightly patio/balconies surrounding vacant
-Maint. issues in unit
-Bad odor
-Not bright and airy
